New Tenants – Assured Shorthold Tenancy (AST)

Tenancies that began on or after the 1^st of June 2019

Description	Price
Late payment of rent	Interest will be charged at 3% above the Bank of England’s annual % rate for each day that the payment is outstanding. This is in accordance with the Tenant Fees Act 2019. £50 for each late payment received.
Tenant Swap/ changes	£50 - If you wish to make changes to your tenancy agreement, this charge may apply. Please ask.
Early termination of contract	1 month’s rent plus £250 inventory revision fee. You will be liable for rent until your original vacate date or until a new tenant moves in, whichever is sooner. You will also be charged any financial loss that the landlord will suffer in permitting the early termination, or the reasonable costs incurred by the agent for arranging an early termination of a tenancy.
Holding deposit	1 weeks rent. Refundable
Change of tenancy documents	£50
Replacement of keys	You will be responsible for covering the costs of replacement.
Tenancy deposit	5 or 6 week, depending upon the rental amount
Late return of keys	You will be charged your daily rent and any reasonable costs incurred by the landlord.
Lost of keys or security device	Max charge of £50
Breach of contract	Contractual damaged will be sought for any loss the landlord has incurred due to the breach.
Tenant swap	If you wish to make changes to your tenancy agreement, this may carry a charge. Please ask. £50 each swap/ amendment
Missed pre-arranged appointment with agent, landlord or tradesman	£50
Payments by cash into our account	£35
Maintenance call out – user error	£150 per call out
Maintenance call out – non emergency out of hours	£195 per call out
Pet license fee	£95

Company and non housing agreements

Non Housing Act tenancy fees not affected by the Tenant Fee Act 2019:

Premature cancellation of standing order	£200 each occasion
