Some Useful information 

  • If you have found your ideal property, your associate will provide you with an application form, or we can email this to you for you to fill out online. Please ensure that the application form is filled out in full, as part completed forms will delay the application process. We will only take one application per client, per property and will not take multiple applications. 
  • All tenants and / or guarantor applications are required to complete a reference/ credit check. There is no charge for this. Company lets are charged at £595.
  • Please advise the associate of any adverse credit history prior to making any application.
  • UK and international students would require a guarantor. Both the student and guarantor would require a clear credit/ references checks.
  • International students/ overseas clients maybe required to pay 6 or 12 months in advance, subject to application and duration of contract.
  • Each adult (over 18 years) who will occupy the property and any guarantor must complete a separate application form.
  • If an area on the application form is not applicable to you, i.e. “previous letting agent”, please cross out. Leaving sections blank or missing information will result in delays. When you return your completed application form you must also pay our fee's.
  • To reserve a property you will need to pay the holding rent of one weeks equivalent to the rent, which will enable us to take the property off the market upto 5 days. 48 hours before you move in your deposit of 5 weeks deposit equivalent to the rent has to be paid. Should you withdraw, all payments will be non refundable.
  • All rental and deposit payments have to be transferred into our bank account prior to any keys being released.
  • International students/ contractors are required to provide a valid work permit/ visa and confirmation of employment from the company/ university. You should provide this prior to making any applications or signing any contracts.
  • All perspective tenants and guarantors are required to provide four forms of Identification, together with any applications. These can be - driving license, passport (with valid visa if you are an international student/ contractor), Utility Bill, latest 3 months wage slips or contract of employment (not older than 3 months). We require your latest 3 months Bank Statements are acceptable as proof of residence only. We also require ID with a National Insurance number, i.e. a wage slip, national insurance card etc. ID should be provided when making your application.
  • If you are starting a new job, a copy of your confirmation of employment letter or an employment contract is required.
  • Before your move in, you are required to pay any outstanding monies. This will consist of a deposit of, 5 weeks deposit equivalent to the rent and 1 month’s advance rent where applicable, which must be cleared funds in our business account 48 hours prior to your move in. Please note if we do not have cleared funds we cannot release the keys.
  • Where we accept a holding deposit of one weeks, this can be refunded if your circumstance change prior to signing contracts. Any or all associated fee’s cannot be refunded if you withdraw. Holding rent will only hold the property for 5 days or as agreed.
  • Once all checks are completed we will ask you to sign a Terms of Acceptance document, clarifying the property in concern, rent, deposit and moving in date. We can then arrange a time for you to come into our office to sign the tenancy agreement, inventory and collect keys.
  • Kindly note that all bills, including water, gas, electricity, council tax, TV license, internet etc. are not included in the rent.
  • Should we suspect fraud, relevant authorities will be notified and your application withdrawn. All monies will be forfeited.
